The key features of the proposals can be summarised as follows:

• 130 homes provided in the central and south-eastern parts of the site

• 50% affordable housing (65 homes), provided with the aim to meet identified local needs

• Vehicle access provided from two new priority junctions on Five Oak Green Road

• A 3-metre-wide, off-road pedestrian and cycle route through the site linking the village with Capel Primary School

• A new staff car park for Capel Primary School

• Additional recreational land for Capel Primary School, including a Daily Mile track

• Extensive public open space provided in the northern and western parts of the site, including a dedicated pedestrian / cycle route through this space

• Flood attenuation measures in the northern part of the site, to ensure the new homes do not flood and to mitigate existing issues
